KKB Background
“Khuda-Ki-Basti” (KKB) is a non- profit project of Saiban group which provide low cost housing to poor and homeless in Pakistan. KKB’s pilot project was successfully completed in Karachi and now a similar KKB is being developed in Shahdrah, Lahore. In KKB system, in return for low cost housing, the customers must move-in within 60 days of their first down payment, and they are also restricted to resell the property for a specified period. By June 2008, from initial offering of 500 units in Shahdrah KKB, more than half are already developed and occupied.
KKB Requirement...
Until recently, KKB Lahore ware using a spreadsheet to enter single record at a time, without macros or programming to automate the process. Record keeping and tracking the progress of each sale had become very difficult due to inefficient data entry mode. They requested LTI-PK to design a low cost Excel database to ease the burden on clerical staff and to ensure that each sale is easily traceable through all of its stages until completion. In duplicating the physical process, we devised three processes, namely, Survey and Reporting, Reception and Occupation and HBFC banking.
Solution and Cost for KKB...
A survey sheet is used to acquire personal and financial information from potential customers. Also, multiple visits can be recorded in the same spread sheet. When a person commits to buy a house and makes a down-payment, the ‘Reception’ sheet is populated which triggers multiple target dates such as the date of occupancy (taking of key) and the date of arrival. It is required that all stages of the transaction including financial payments and move to the new house should be completed within 60 days of the first down payment, including 45 days reserved for arranging the bank loan. The loan processing takes twelve sub-stages to complete. The Banking procedure including from loan application to actually getting the loan is tracked in ‘HBFC’ sheet. All pertinent data to HBFC sheet is automatically transported from the first two sheets. We have done liberal use of macros in VB. Final application is small, efficient and robust
